So you think you don't need a realtor to buy a home? I hear it all day long...
Everything is on the internet I can do it myself (somewhat True but you don't have access to pocket listings, pocket listings are listings that have not make the internet or MLS and are basically coming soon. In today's "seller's" market that is a huge plus!)
I don't want to pay, (False, buyer's do not pay for commission or closing costs so my service is FREE to you_
If I do it myself it will save money (False, again the buyer pays all expenses and the commission remains the same)
But more importantly, you have a realtor that is working for YOU! I'd like to take a minute and explain why this is important by telling you a story about a recent closing I had...
The day started off like any other day, in the office at 9, putting together my paperwork for closing and making sure all parties are ready. Closing was at 1 and the walk through was at noon. At 10 am I get a phone call from the seller's realtor..."I'm out of town at another closing and the seller just called there was a kitchen fire, can you go to the house ASAP and see what is going on", so I closed up my office, gathered my things and ran out the door. It turned out that the fire was contained to a box on the stove and there was no issue - BUT would you know what to do if there was damage, would you know what recourses you have? Probably not.
Well it gets better. I leave and come back at noon with my buyers. The seller is not out, the cleaners have not started cleaning, the house is a mess!!!! The buyer's are very anxious and not sure they want to close, I assure them he will be out before we come back after closing.
And the saga continues: We get to the title company and the closer is not ready, I am able to ensure that there are no issues with the loan, seller, etc. and if there was I would be able to find a solution. Would you know how to fix title and lender issues? Maybe but probably not since this is not what you do for a living.
And then the saga goes on: We get to the house around 3 and nothing has been accomplished by the seller and the house is still full of things and not cleaned. So the seller's realtor and myself start to take charge and organize the movers and literally start moving things ourselves. We make calls to get the piles and piles of garbage taken away, we make calls to get a reputable cleaning company in and we are now getting closer to the buyer being able to move in.
Now for the best (finniest) part: We are finally done, everything is out, cleaners have started cleaning (8 of them were there so they could get it done ASAP), the junk guy is removing all the debris and the seller says OK we are done, I just need to take a shower.....Seriously?????? Well we told him that was not possible since this was no longer his home as of several hours ago. He left and finally the buyer's can move in.
There are so many scenarios that can come up and sometimes we don't even know how to fix them but we work with a huge network of people so there are so many avenues we can reach out to, like getting a cleaner at a moments notice, finding someone to remove truck loads of trash, etc. and how to get someone out of a home without getting law enforcement involved.
